VISIT BY ASS'T CHIEF OF POLICE - MR A. FREDDIE, OF THE NEIGHBORHOOD PROTECTION DEPARTMENT

Mr. Anthony Freddie and his wife attended our September 2007 BFIC Board of Directors Meeting and made a presentation to the Board Members and guests.

At the end of Mr. Freddie's presentation, questions by the Board Members concerning the support of the Neighborhood Protection Dept., were brought up for discussion.

Mr. Freddie explained in detail the process involved in acting on complaints filed through the 311 switchboard and what is considered a valid complaint that can be acted on by the Neighborhood Protection Dept.

It was a very informative presentation that was well received and appreciated by the Board Members and Guests.

One of the major topics of discussion was the volume of vehicles being parked in yards and what would be a possible solution.  This was underscored by the further discussion of several homes in the subdivision having an unusual amount of personal vehicles, and parking in their yard - i.e. several homes having as many as six or seven vehicles.

Mr. Freddie allowed that this was a problem being taken very seriously by the City of Houston - and was a violation of the Brays Forest Improvement Corp. Deed Restrictions.  Ms. Tony Lawrence, Council Member of the City of Houston Council was currently working on a Resolution for the City of Houston that could be enforced by the issuance of a Citation and possible fine.

The solution to this discussion was the reference to one of our homeowners who petitioned the Board of Directors for permission to build a 'Circular' driveway in his front yard to allow for parking of additional personal vehicles.  The request was granted and the circular drive can be viewed at the home located at 11715 Bandlon Drive.

The homeowner complied with the Architectural Requirements of the BFIC Deed Restrictions which included the necessary City Building Permits and Engineering Drawings.  These documents were submitted to the Board of Directors for review and approval - which was granted. 

SWIMMING POOL OPERATION  - SUMMER of 2007

The long awaited opening of the BFIC Swimming Pool for the months of June, July and August was finally realized. 

Funds were limited to a Sunday only operation, but was never the less, successful.  Participation was very encouraging and well attended.

Hopefully, the SUMMER 2008 SWIMMING POOL OPERATION will be even more successful and additional days of operation can be added to the calendar.

Please bear in mind that the final determination of additional days of operation will depend on the collection of the Annual Maintenance Fee's from all Home Owners of record, and a major reduction in the Legal Fees that have to be paid to force those homeowners with delinquent accounts to pay up.

HOME FORECLOSURES & LIENS FILED

As of this writing Brays Forest Subdivision has ELEVEN (11) properties that are in the process of  having FORECLOSURE proceedings filed against them.

Current outstanding amount of these 11 delinquent accounts is $12,321.83. 

The above Legal proceedings are the result of the Home Owner - for whatever reason - not paying their Annual Maintenance Fee of $144.00, which in turn incurs Legal Fees, Penalties, and Court Costs.

What this means to the rest of you Homeowners who DO pay your Annual Maintenance Fees in a timely fashion, is the delinquent accounts reduce the amount of available funds that can be used to operate the Swimming Pool, maintain the pool equipment and take care of the Club House.

It has also deprived us the usage of the Tennis Courts due to the lack of funds that are necessary to refurbish the decking, and purchase new netting and mounting poles for the netting.

What is really disturbing is that the $144.00 per year Annual Maintenance Fee comes to a whole WHOPPING $2.77 a Week!

If those of you, who are delinquent, cannot afford to put aside $2.77 a week from your budget - you probably should not be living here in Brays Forest.

As a final reminder - the ANNUAL MAINTENANCE FEE of $144.00 is due and payable on the 1st of January of each year and becomes delinquent if not paid by the 31st of January of each year.

WEEKLY CURBSIDE TRASH PICK-UP &

THE MONTHLY HEAVY TRASH PICK-UP

The weekly curbside trash pick-up is now scheduled for each Monday (unless it is a Holiday).  If there is a doubt about a scheduled pick-up date, call 311 and request information on Solid Waste pick-up scheduling.

Heavy Trash is once a month on the Third Thursday of each month.  Consult your calendar for this date. 

Also remember that Heavy Trash is NOT TO BE PLACED curbside any earlier that the Friday preceding the scheduled Thursday pick-up.

An example is:

The October 2007 Heavy Trash Pick-up is: 18 October.

The earliest date to place the Heavy Trash for pick-up on the 18th of October would be:  Friday, 12 October.

All homeowners and Occupants are invited to attend our monthly Brays Forest Subdivision Board of Directors meeting that is held the second Thursday evening of each month at 7:30 PM at the Club House located on the corner of Bandlon Drive and Bugle.
